Our Commitment
Canady Realty pledges to:

- Provide information about properties in all neighborhoods without steering
- Apply the same standards and criteria to all applicants
- Refuse to participate in any discriminatory practice
- Train all agents and staff on fair housing compliance

- Include the Equal Housing Opportunity logo in advertising
Protected Classes
Under the Federal Fair Housing Act and Texas Fair Housing Act, it is illegal to discriminate in the sale, rental, financing, or advertising of housing based on:
Race
Color
Religion
National Origin
Sex/Gender
Disability
Familial Status
Definitions:
- Familial Status: Families with children under 18, pregnant women, or those in the process of obtaining legal custody
- Disability: Physical or mental impairment that substantially limits one or more major life activities
- Sex/Gender: Includes discrimination based on gender identity and sexual orientation
Prohibited Practices
Canady Realty and its agents will not:
Discrimination in Services
- Refuse to show, rent, or sell property based on protected characteristics
- Impose different terms, conditions, or privileges
- Provide different levels of service or assistance
- Make housing unavailable when it is actually available
- Apply different qualification standards or procedures
Steering
- Direct buyers or renters toward or away from certain neighborhoods
- Provide information only about specific areas
- Make statements about neighborhood demographics or changes
- Suggest that someone would be "more comfortable" in a certain area
Blockbusting
- Induce panic selling by suggesting neighborhood demographic changes
- Make statements that property values will decline due to protected class members moving in
Discriminatory Advertising
- Use words, phrases, or images that indicate a preference or limitation
- Suggest that housing is available only to certain groups
- Use selective advertising media to discriminate
- Fail to include Equal Housing Opportunity statement or logo
Redlining
- Refuse to provide services in certain geographic areas
- Provide different levels of service based on neighborhood demographics
Requirements for Persons with Disabilities
Reasonable Accommodations
We will make reasonable accommodations in rules, policies, practices, or services when necessary to afford persons with disabilities equal opportunity to use and enjoy a dwelling. Examples include:
- Allowing service animals or emotional support animals (not subject to pet policies)
- Assigning accessible parking spaces
- Adjusting payment schedules or due dates
- Providing documents in alternative formats
- Allowing live-in aides or caregivers
Reasonable Modifications
We will allow tenants with disabilities to make reasonable modifications to the property at their own expense when necessary for their full enjoyment of the premises. Examples include:
- Installing grab bars in bathrooms
- Widening doorways for wheelchair access
- Installing ramps
- Lowering countertops or cabinets
Important: Landlords may require tenants to restore the property to its original condition when they move out (reasonable wear and tear excepted), but may not require this for modifications needed for common areas.
Accessibility Requirements for New Construction
Buildings with 4 or more units first occupied after March 13, 1991 must meet accessibility standards:
- Accessible building entrances and routes
- Accessible common and public use areas
- Doors wide enough for wheelchairs
- Kitchens and bathrooms usable by people in wheelchairs
- Light switches, outlets, thermostats at accessible heights
- Reinforced bathroom walls for grab bars
Familial Status Protections
It is illegal to discriminate against families with children, including:
- Refusing to rent or sell to families with children
- Charging higher rent or deposits for families with children
- Limiting families with children to certain units or floors
- Advertising "adults only," "no children," or "perfect for retirees"
- Imposing different terms or occupancy standards
Exception: Housing for older persons (55+ communities with 80% of units occupied by at least one person 55 or older, or 62+ communities) may be exempt from familial status provisions.
Advertising Guidelines
All of our advertising and marketing materials:
- Include the Equal Housing Opportunity logo or statement
- Avoid words, phrases, or images suggesting discrimination
- Describe properties objectively without reference to protected classes
- Are reviewed for compliance with fair housing laws
Prohibited Advertising Phrases (Examples):
- "Perfect for young professionals" (age discrimination)
- "Great for empty nesters" (familial status)
- "Walk to St. Mary's Church" (religious preference)
- "Adults only" or "No children" (familial status)
- Selective use of models or images showing only certain demographics
Agent Training & Compliance
All Canady Realty agents and staff:
- Receive fair housing training upon hiring
- Complete annual fair housing continuing education
- Understand their responsibilities under fair housing laws
- Know how to recognize and avoid discriminatory practices
- Are required to report any potential violations
